ASIA-PACIFIC PROPERTY AWARDS 2011In association with Bloomberg Television and Google, the Asia-Pacific Property Awards form part of the larger International Property Awards. Established in 1994, the competition has gained a reputation for covering residential and commercial projects from around the world. The awards are chaired by Lord Bates of Langbaurgh, with a judging panel of over 50 professionals evaluating various aspects of the property business — development, architecture, interior design and marketing. SELECTED WINNING WORKS ARCHITECTURE: MULTIPLE RESIDENCE
Istana Phuket is an exclusive villa development that is distinctive in the way it is organically integrated into the natural landscape. This 'feeling of opulence' was the guiding principle Gary Fell from Gfab Architects applied to every facet of this project. The result is 19 one-of-a-kind residences that offer sophisticated, timeless architecture based on bespoke design, ultimate quality and environmental harmony. "These villas encourage outdoor living in harmony with the natural setting," says Fell. "They respect the environment, but are strong, beautiful pieces of architecture whose character will hold value and interest in the future."
ARCHITECTURE: SINGLE RESIDENCE
Elok House is a three-storey intermediate terrace dwelling for a family requiring privacy while being close to nature. The threedimensional landscaped elements and living spaces effectively generate a cool microclimate within the house, which is also bright and airy during the day. The environment of the house is like a rainforest, reducing the need for air-conditioning and artificial lighting.
HIGH-RISE ARCHITECTURE
31 A'Beckett Street contains 287 apartments with seven levels of car parking, which are concealed from A'Beckett Street behind podium apartments. Its slender tower form adds a new landmark to the RMIT precinct around Swanston Street. The use of colour and pattern continues the dialogue that has been established by existing buildings in the area, further reinforcing the strong identity of the precinct.
LEISURE ARCHITECTURE
Angled spaces projected towards different directions are encapsulated in an organically folded concrete skin of this twostorey building in Lonavala. Triose houses retail shops, a food court, restaurants, a large bar and an entertainment gaming area. The entire frontage of the site along the main road overlooks trees, a riverbed and hills. While different areas are used differently, the spaces visually flow without interruption throughout the building. Each of the internal spaces opens outwards, encapsulating the external surroundings to the interiors, creating a seamless integration of the inside with the outside.
OFFICE ARCHITECTURE
Part of the Tata Consultancy Services Global IT Headquarter Campus, Siruseri Techno Park is designed to act as a showcase for TCS as a world leader in IT solutions. From building competencies in domain and technology to growing strategic accounts, the techno park is masterplanned to bring together an array of activities.
MIXED USE ARCHITECTURE
Creating an oasis in Bangkok's central business district, Park Ventures is a mixed use complex built in a park-like environment. Large, column-free office space occupies the lower portion of the 32-storey tower. In the upper portion, there are 221 luxury hotel rooms. The hotel swimming pool protrudes from the main building, providing panoramic views of the city.
RETAIL ARCHITECTURE
The Olympia 66 retail development is located on Wusi Lu in Xigang district, a prominent commercial street in Dalian. The project brief called for an iconic gesture to define a city destination; aiming to create a contemporary statement with an oriental overtone, the concept references the twin carp, a typical symbol in Chinese New Year paintings, synonymous with wealth and abundance. The 221,900 sq-m retail mall enhances urban connectivity and integration through multiple entrances, prominently defined and open into generous event spaces. The sequenced nodes and spaces along the retail route provide opportunities to rest and entertain.
PUBLIC SERVICE ARCHITECTURE
Intended to be a symbol of the new capital of Kazakhstan, the 30,000-seat Astana Stadium has an elliptical form and a retractable roof that can be closed in harsh winter weather conditions to protect the players, the spectators and the playing surface. Conceived as a large amphitheatre with a distinctive and instantly recognisable form, the stadium is ssentially a two-tiered structure. The lower terrace, accommodating 16,000 seats, encircles the playing area, while the upper stand on the east and west sides seats a further 14,000 spectators. All have an unobstructed view of the field. The playing surface is covered in high quality grass surface specified to meet FIFA and UEFA criteria.
MIXED USE ARCHITECTURE
Surrounded by villas and high-rise vacation apartments, Ocean Heights is a beachfront resort situated 150km from Ho Chi Minh City in Bin Tuan. Given the narrow and deep site combined with a dense resort area, ICE employed a strategy to minimise roads and maximise the pedestrian circulation from the back of the site to the beach front. A cul-de-sac system was introduced to increase the proportion of green area compared to infrastructure. The planning encourages a sense of community while allowing extensive environmental and landscape strategies used to preserve the slopes. Villa clusters on the upper slope are located within planted forests to prevent erosion while the lower slopes accommodate water villas that support natural drainage and the recycling of water. Curved in the shape of an 'M', high rise towers are designed to maximise the view of every unit.
