A MOST COMPLEX COMMISSION

Located on the banks of the Yangtze River in China’s largest municipality, Chongqing, a new mixed-use development — one of three major focal projects in the city seeking to enhance the economic development of the region — is being masterplanned by 10 Design

With a total site area of 360,000 sq-m, the new Danzishi central business district (CBD) in Chongqing is designed to create an extensive new district into a high-end business and retail destination. The four corporate investors — Chongqing WOKI Real Estate Development, Chongqing Energy Investment Real Estate, Sinosteel Investment Group and ZhongXun Group — commissioned 10 Design as lead architect to direct the masterplan and design for this 14-plot development.

“The Danzishi CBD was 10 Design’s most complex commission by far in 2013,” says Gordon Affleck, design partner, 10 Design. “Our biggest challenge was to provide a cohesive solution which presents a continuity of design throughout the entire CBD, while it allows for distinct architectural languages to differentiate the individual developments owned by the four respective corporate investors.”

Comprising a total of 800,000 sq-m of accommodation, the development includes 150,000 sq-m of dedicated premium retail and entertainment area. While this accounts for the majority of podium-level accommodation, the remaining area is given to commercial office space, hotel and serviced apartments, all accommodated in a series of towers ranging between 100-250m in height.

“The design brief was to create a cohesive solution that was both architecturally innovative and sympathetic to local context and planning constraints,” says Affleck, who was also one of the judges at the Perspective Awards 2013. “It was important to reflect the rich topography and culture of Chongqing. The steep site, which slopes down to the Yangtze River, is reminiscent of the city’s traditional stepped streets and buildings that faced onto the river.”

Working within the parameters of local planning constraints, the design aims to provide a cohesive solution that is both pragmatic and architecturally innovative within the context. A series of terraced retail courtyards surround sheltered garden plazas, linked together by elevated walkways, while common features connect the plots, which are distinguished by distinct architectural languages to differentiate their respective identities.
